The most important element to any planning appeal will be the Supporting Planning Statement. Our statements are never a template from past cases, but deal with the key issues of your case, addressing their relevant policies (both national & local) and set out the planning grounds in favour of your proposal, whilst also addressing any tricky points that a case may present. This level of detail is often the area that wins us the appeal and sets us apart from other planning consultants.

Most practices who are RIBA qualified tend to offer a planning service as an ad hoc service however may not necessarily carry the correct qualified certification of a Chartered Town Planner 

Which is why a Planning Consultant would mitigate any risk of your application being refused thus ensuring all areas are covered correctly.

We have the most updated knowledge of current planning policies, upcoming new legislations and due diligence on planning applications from the outset from a town planning perspective and would outline the key issues to overcome in design with your appointed architect when working through the schemes proposals.

During the application preparation stage, we would work closely with the appointed Architect and co-ordinate the design in positive way to influence the project in the right direction.

RJ Planning Dynamics would prepare and submit an application including any supplementary documentation required as part of the planning requirements for you. You would not need to worry about chasing up responses from the authorities as we would work closely with the planning officers and check progress of your application frequently.

Most applications are reviewed within an 8 week determination period, in some instances this could take up to 12 weeks dependant on the complexity of the scheme and how busy the authorities are in that particular borough / county. 

The local planning authorities have the final decision in whether your application get’s granted or not however we would advise from the outset on any likelihood or possibility of it being refused and what possible ways we could help in providing a positive outcome on the application.

Should your application now be successful then we would normally appeal it on your behalf if we feel there are strong grounds to do so. We would not continue with any further work unless we have formally agreed under your given instruction to complete this work.
